New Single-Family Residence – 55 Butler St

Project Description: A Site Development Permit to demolish an existing one-story, single-family residence and develop an approximately 2,672-square foot one-story single-family residence with a 236-square foot attached garage on a 0.2-acre lot located in the R-1 Single-family Residential Zoning District located at 55 Butler St. The maximum height of the residence will reach 17 feet and 10 inches above grade level. The proposed one-story residence is designed in a modern regional style and will have a total of four bedrooms, three bathrooms, and a new pool with three onsite parking stalls and associated landscaping improvements. The existing residence currently has a curved driveway and side-facing garage. The new driveway and garage is proposed to be front facing and will have a 19-foot wide by 20-foot deep driveway. The existing curb cut will be expanded from approximately 13-feet to 19-feet and the project applicant must obtain an encroachment permit from the City’s Public Works Department prior to construction of the proposed project.

CEQA:  This project is considered categorically exempt from environmental review under the California Environmental Quality Act (CEQA) pursuant to CEQA Guidelines Section 15303 (New construction or conversion of small structures), Section 15332 (In-Fill Development Projects) and, as a separate and independent basis, Section 15183 (Projects Consistent with a Community Plan, General Plan, or Zoning).
